Chapter II of VIII · Home Systems

Know what runs your home

Make, model, serial number, install date and warranty for each major system, with notes such as the filter size.

What each record holds

Each system gets its own record, filed under a category such as Heating & Cooling, Water Heating, Electrical or Pool & Spa. Its manuals and warranty papers are filed in Documents under the same category, and service visits can be logged in Maintenance.

  • Manufacturer, model number and serial number
  • Location, such as “attic air handler” or “garage, north wall”
  • Install date
  • Warranty expiry date
  • Notes: filter size, which breaker feeds it, where the shutoff is

When it helps

A technician on the phone needs the model number of an air handler mounted eight feet up in the attic. The homeowner reads it off the record, with the install date and warranty expiry, and nobody climbs a ladder.

At the hardware store, the same record answers the other question: 20 x 25 x 1, two filters.

When a part fails inside the warranty period, the install date and expiry are already written down for the claim.

In the demonstration

See how the fictional Oakridge Residence records its HVAC, tankless water heater and pool equipment.
