For real estate agents & brokers

Your name on the home’s record, from closing onward.

WHL Residence prepares a private Digital Home Manual for the home your client is buying. The property’s systems, documents, warranties, maintenance information, trusted vendors and essential details are organized into one record, presented by you at closing.

For your next listing presentation

Put your name on it, and send it.

Build a page for a seller in about twenty seconds. It carries your name and your brokerage, explains what they receive at closing, and links to a complete working record they can open and question themselves.

  1. Fill in the three fields. The link builds itself as you type. Nothing is submitted, saved, or emailed, and you do not need an account.
  2. Copy the link. Paste it into an email, a text, or a page of your listing deck. Press Preview first if you want to see it before they do.
  3. Your client opens a page with your name on it. It explains what the owner receives at closing and links to a complete working record they can open and ask questions of themselves.

The page carries your name and your brokerage. Ours is one line at the bottom.

Live product

See a completed home manual.

The Oakridge Residence is a demonstration record with its systems, documents, vendors and maintenance filled in. It is the product itself, running on one demonstration property, so you can open a warranty or ask Astra a question the way your client would.

What your client receives

Everything about the home, organized in one place.

The finished home manual reads like a bound record of the property: every system, document, and person that keeps the house running, arranged around one registered address.

  1. An organized digital home manual

Every system and document arranged around the home, not scattered across accounts.

  2. Documents and warranties

Titles, permits, appliance manuals, and warranty coverage, filed and searchable.

  3. System and equipment information

Make, model, install date, and service history for HVAC, water heater, roof, and more.

  4. Maintenance reminders and history

What has been done, what is due, and when, so nothing is guessed at.

  5. Trusted vendor records

The plumber, electrician, and landscaper who already know the house.

  6. Astra, for questions about the house

Answers from this home's own records, with the source shown.

  7. A personalized metal address card

Engraved with the residence and presented at closing as part of the handover experience.

  8. A transferable record

When the home is sold, the homeowner can transfer the record to the next owner, who receives the same systems, documents and service history.

The record, presented at the closing table

Why agents offer it

A closing gift the client keeps using.

A better closing experience

Replace the gift basket with something your client will use for years.

Presented by you

Stay present after closing without sending another refrigerator magnet.

Each time your client opens the manual while they own the home, it shows your name, your brokerage and a way to reach you.

Prepared by our team

You send what you already have on the property. Our team collects, organizes, reviews and delivers the finished manual, and nothing is added to your file before closing.

How it works

What happens between your order and the closing.

  1. You send what you already have

Disclosures, appliance manuals, warranty paperwork, the inspection report and vendor contacts, in whatever form they exist.

  2. We build the record

Systems are catalogued by make, model and install date. Documents are filed to the system they belong to, with warranty terms and service history attached. Maintenance reminders are set from manufacturer guidance and the home's own service history.

  3. Your credit goes in

Your name, brokerage and contact information are built into the record.

  4. Access and the card are prepared

Homeowner access is provisioned, and a personalized metal address card can be engraved for the handover.

  5. You hand it over at closing

Your client receives a finished, private record.

Astra

Included with every home manual.

Every home manual includes Astra for the first year. Astra answers a homeowner’s questions from the home’s records and shows the source it used.

Astra is instructed not to go beyond the record on coverage or safety, and it labels document evidence the homeowner has not yet approved. Its answers can still be wrong. After the first year, Astra renews at $249 a year for the standard home manual or $495 a year for estate-level service. The homeowner pays the renewal; nothing recurs to the agent.

“What HVAC system do I have, and when was it last serviced?”

Trane XR16, installed 2019. Last serviced by Coastal Air in March 2026.

The handover card

A card your client keeps.

A personalized metal address card, engraved with the residence, can be included as part of the handover experience and presented in a branded sleeve at closing.

It gives your client something to hold at the closing table that carries the address. The manual itself lives at homemanual.cloud.

Get started

Every engagement starts with a conversation.

A Digital Home Manual begins at $1,495 for a single residence, branded to you, with a personalized metal address card available for the handover. Estates with several structures begin at $2,995 and extend the record across all of them; complex estates are quoted individually and designed around the residence itself.

Tell us about the property and your closing date, and an advisor will follow up with a plan and a scoped quote.

Agent FAQ

Questions agents ask before their first home manual.

  • How far in advance of closing should I order it?

As soon as you know the property and the closing date. Large or complex estates are quoted separately, and your advisor will confirm a timeline scoped to the records and your closing date.

  • Can I order this for an individual client, or does my brokerage need to be involved?

Either works. Agents can order a home manual for a single closing, and brokerages can set up a standing program for their team. There is no requirement to route it through brokerage marketing.

  • What happens to the home manual if my client sells the home again in a few years?

The homeowner can transfer the record to the next owner when the home is sold. The record, its history and your "Presented by" credit carry over to the new owner. Access for the previous owner and any other members ends at the transfer.

  • Is WHL Residence a home warranty or inspection service?

No. WHL Residence organizes a property's existing systems, documents, warranties, and vendor information. It does not inspect or certify the property, replace licensed professionals, or provide emergency services.
