For residential developers

Hand over the propertywith its record in place.

WHL Residence establishes the Digital Home Manual before or during buyer handover, from the property information the developer already holds. The buyer receives an owner-controlled record of the residence on day one, and it keeps growing from there.

The developer record

What arrives with the residence.

Most of what a new owner will ever need to know about the residence exists at handover, and most of it is normally lost within the first year. The record starts from what the developer already has.

  1. Plans

Architectural, structural, and as-built drawings, and the site plan.

  2. Systems

HVAC, electrical, plumbing, water, and the panels and controls behind them.

  3. Finish schedules

Paint, flooring, stone, tile, cabinetry, fixtures, and the specification behind each.

  4. Installed equipment

Mechanical, smart-home, security, and energy equipment, with make, model, and install date.

  5. Warranties

Manufacturer and workmanship coverage, tied to the item it covers.

  6. Manuals and certificates

Operating manuals, commissioning records, permits, and certificates.

  7. Approved vendors

The trades and service companies who built the residence and know it.

  8. Handover documentation

The handover file itself, kept with the home instead of in a folder that gets lost.

Unfurnished residences

The residence does not need to be furnished. The record is built around the property itself: what is installed, specified, warranted, and documented. Furnishings can be included where relevant, but they are not required.

From handover onward

One record, carried through the life of the home.

The developer supplies the handover information. WHL Residence establishes the record. The homeowner decides what becomes confirmed. Documents can be read and structured automatically, but nothing suggested from a document becomes part of the home's confirmed record until the homeowner approves it.

  1. Developer record

Plans, systems, finishes, warranties, manuals, certificates, and approved vendors, organized from the handover information the developer already holds.

  2. Buyer handover

The residence is delivered with its manual established, presented by the developer where appropriate. A personalized metal address card can be included.

  3. Homeowner record

The owner controls the record from day one: who can see it, what joins it, and what is added as the home is lived in. Service, maintenance, and improvements accumulate.

  4. Future ownership

When the home is sold, the homeowner can transfer the home record to the next owner instead of starting from zero.

Presented by the developer

Every manual can carry the presenting organization's name inside the homeowner experience: “Presented by” the developer. That credit is presentation only. It grants no access to the home's private records; access to a record is held by the homeowner and given only by the homeowner. WHL Residence operates and maintains the platform.

Pilot

Start with one residence.

Tell us about the development, the handover timeline, and what documentation exists today. A WHL Residence advisor replies within one business day with a scoped pilot. We are currently accepting a limited number of founding homes and partner pilots.
