A digital home manual, built for you
WHL Residence builds a private digital home manual for one address: the systems, the documents, the warranties, the maintenance history, and the people who service the house, kept in one place and handed to the next owner at closing. We do the work. You get the finished manual and a metal card that opens it.
The furnace was serviced in March. The paint is Classic Gray. The plumber who knows where the shutoff is has his number in someone's old phone. When the house sells, all of that leaves with the seller. The manual is where it gets written down, and it stays with the house.

Every home manual is organized the same way, so the next owner, the next agent, and the next plumber can all find what they need. The homeowner controls who can see it and can invite family, a property manager, or a trusted contractor.

How it works
This is a service, not software you set up. A person reads the paperwork and builds the manual by hand.
Disclosures, manuals, warranty paperwork, vendor contacts, photos. Whatever is in the drawer.
Our team reads every document, removes duplicates, checks serial numbers, and follows up on what is missing. There is nothing for you to set up.
Private, organized around one address, with the presenting agent's or brokerage's name on it.
A metal card engraved with the address ships for the handover. Tap it with a phone, or scan the QR, and the manual opens. Most manuals are finished three to five business days after we have the records.
The manual conveys with the property, so the listing shows a house that was looked after and is ready for its next owner.

Brokerage program
Brokerages start with one property and roll out on an annual allocation. Every manual reads “Presented by” your brokerage. Brokerage staff never see a homeowner's private records without the homeowner's permission.

Astra Intelligence is included for the first year. After that it renews at $249 a year for the standard home manual and $495 a year for estate-level service, billed to the homeowner. The agent pays the one-time fee above and nothing after. The manual itself stays readable whether or not the renewal is kept.
